Colombia: Bringing Transparency to Land Titles

In collaboration with the Ministry of Information and Communications Technologies (MinTIC) and tech partner Peersyst, Ripple supported a blockchain-based land registry initiative in Colombia. The project addressed longstanding issues around fraud and informal land swaps by recording property ownership resolutions directly on XRPL. This not only enhanced transparency but also reduced the likelihood of disputes over land rights.

Hong Kong: Real Estate as Collateral

As part of the Hong Kong Monetary Authority’s e-HKD Phase 1 pilot, Ripple teamed up with Fubon Bank to explore property-backed lending. While the legal structure in Hong Kong limited title deed tokenization, the pilot successfully demonstrated how blockchain could streamline real estate-based lending via tokenized bank charges.

Dubai: Pioneering Title Deed Tokenization

Dubai is spearheading one of the most ambitious on-chain real estate projects globally. With backing from the Dubai Land Department (DLD), the Dubai Virtual Assets Regulatory Authority (VARA), and the Dubai Future Foundation (DFF), Ripple is helping digitize title deeds on the XRPL. Unlike other pilots, this project benefits from synchronized efforts across regulators, institutions, and infrastructure providers, making it a blueprint for scalable, compliant real estate tokenization.

Dubai’s regulatory clarity and integrated ecosystem are positioning it as a leader in the global RWA movement. Ripple has obtained regulatory approval from the DFSA to offer blockchain-based payment services in the region, solidifying its position and impact in the UAE.

Tokenizing real estate opens up possibilities far beyond ownership verification. It enables new liquidity mechanisms for both retail and institutional investors.
